We are on the panels of all major mortgage lenders, we act for a range of clients, from first-time buyers to experienced investors, and we have many existing clients returning. We can advise you about the various types of searches which are available when buying a new property. This includes whether any specific searches are more suited to the area in which you buying. We also advise fully upon the title to the property you are buying, whether freehold or leasehold.  We will raise any enquiries we feel are relevant as a result of the contract package provided by the seller’s solicitors and your search results. We will supply you with as much information as possible about the property which you are purchasing. We are experienced in all aspects of representing sellers of residential properties. We can draft the sale contracts and advise on enquiries raised by your buyer’s solicitors. As members of the Land Registry portal, we can easily obtain title documents. We will also liaise with your mortgage lender if you have a mortgage to redeem. Additionally, we will liaise with the landlords of sellers of leasehold properties. This will ensure that your buyers have all the information they need to proceed without undue delay. We understand that moving house can be stressful, so we make sure we make the process as easy and efficient as possible. We provide a fixed fee quote from the start.

Remortages & Transfers

We can make the whole re-mortgaging process smooth and stress free.  We can act for home owners who may simply wish to switch to a more favourable rate on their mortgage or release equity in their home. During the re-mortgaging process title documents need to be obtained. We have access directly to the Land Registry portal, which allows us to move things along quickly and efficiently. It is also likely that your new lender with require either search insurance or searches and we will arrange these to meet your lender’s requirements.

As an experienced law firm we are members of the mortgage panels of all major lenders. As a requirement of being on such panels, major lenders are content that we are able to deal with the re-mortgaging work efficiently and satisfy the legal requirements of the lender to avoid any problems for you in the future.  We will ensure that the lender’s interest at the Land Registry is registered after completion of your re-mortgaging.

We can also deal with transfers of property and the redemption of existing mortgages.
